My purpose is to obtain optimal results for all of my clients. I will maintain properties in the best possible condition, with the highest possible occupancy rate and the most desirable residents, while never losing sight of the owner’s personal investment objectives.
My services include:
I will photograph your rental property. Pick out its best charms and write a flatering narrative. I will create custom flyers with photos for on-line advertising and send it out to my host of internet sites.
I will obtain qualified residents through these advertisements, referrals, signage, internet posts, and a host of other sources.
I will show available property and provide prospective tenants with information about the surrounding neighborhood including public transportation, shopping, restaurants, schools, parks and activities.
I will handle the screening of prospective residents through credit reports, employment and wage verification as well as confirm past rental histories.
I will handle the completion of all leasing agreements and disclosures along with other related leasing paperwork and supervise the enforcement of all leasing contract provisions.
I will re-evaluate the rent level at the end of each resident’s lease period by analysis of comparable units. And negotiate renewal leases, as well as the handling of all notices and correspondence with the residents.
I will address any requests for maintenance or repair work needed to the building or individual units including the authorization for repairs, cleaning and landscaping to bring the property up to top condition.
I am adept in suggesting ways to upgrade the property to obtain higher rents and improved occupancy rates or to prepare the building for sale.
My comprehensive leasing services are available even if my management services are not required.
